SAE - Salesperson Annual Education

TREC NOTE: Licensees who are under SAE must submit their course completion documentation to TREC at least 10 business days in advance of renewing their license online or they may be unable to renew timely, using the SAE COVER SHEET available from TREC.  If SAE is not posted timely on the TREC system and the renewal fee is not paid the license will expire and the licensee will have to file Late Renewal.

If you were licensed prior to January 01, 2006:

A Salesperson is required to complete a total of 18 semester (270 classroom) hours of education, at least 12 semester (180 classroom) hours of which must be core courses, by the end of their third year of licensure. This education is referred to as Salesperson Annual Education (SAE), as it is required annually with the Salesperson renewal. The Salesperson must file 2 semester (30 classroom) hours as a condition of each annual renewal. Note that the hours for the SAE may be completed at any time.  Any “core” course may be taken for your SAE renewal, as long as you have not yet had that class.  To find out which courses you have taken and when your license will expire, go to TREC Licensee Info Search.  You will need your Last Name (as appears on your license) or your License Number.

If you were licensed after January 01, 2006:

Licensees who apply AND whose licenses are issued effective on or after January 1, 2006 will be required to have a total of 270 classroom hours by the end of their first year of licensure.  Once 270 hours are completed, they will have satisfied SAE requirements and will fall under MCE requirements.  This means a licensee will have to complete 2
30-hour core courses within the first renewal year.

*The 270 classroom hours are composed of the following: 210 hours for pre-licensure requirements (includes 60 hours in Principles of Real Estate; 30 hours in Law of Agency; 30 hours in Law of Contracts; 30 additional core hours; and 60 related or core hours). By the end of the 1st year a salesperson must complete an additional 60 hours in core real estate courses for sales annual education to reach 270 hours.

MCE - Mandatory Continuing Education

After the SAE requirements have been satisfied, the Salesperson is required to complete Mandatory Continuing Education (MCE) for each renewal period (usually every 2 years).  MCE is a 15-classroom-hour class (of which 6 hours must be in legal topics).  The 6 Legal Hours must come from TREC's Legal Update and Ethics courses, both of which are 3 hours in length and may be combined with the 9 elective hours.

Your renewal letter will tell you if you need MCE or SAE.  If you think you need MCE credit, please call us at 409-866-6858 and we will be happy to assist you.

TREC NOTE: Licensees who are under MCE are able to renew online at the TREC website even if their MCE has not yet posted to the system.  If MCE is not completed before the renewal date, the licensee will incur a Late MCE fee and must complete the hours within a certain number of days.
